In advance of signing a triple-net lease extension for this retail location, our client requested us to perform a due diligence survey to identify conditions that might need to be repaired over the term of the lease. Conditions were rated on a scale of 1 (excellent, no repairs needed) to 6 (poor, in need of immediate repair). Separate evaluations of the electrical and mechanical systems, energy usage, and the roof were prepared as was a statement of probable cost.
